Over the years Needhams has been involved in a wide variety of property repairs and maintenance, including commercial premises, schools, shops, museums, libraries, hospitals, railway stations, listed buildings and an ancient monument.
By far, in revenue terms, our biggest source of work has come from the maintenance of social housing properties. Between 2002 – 2009 we were maintaining approximately 8500 properties and carrying out 375 repairs each week, including operating a 24 hour call out service.
We still undertake this type of work, including void refurbishment, but on a smaller scale. Most of our social housing contracts have been priced on a schedule of rates. We have also worked on a partnering basis and ‘price per property’.
Maintenance of gas and oil fired central heating boilers is part of our service as well as electrical maintenance, disabled adaptations, planned maintenance e.g. kitchen and bathroom refurbishments, re-decoration, windows, doors, roofing, gutters etc.
The refurbishment of kitchens and bathrooms has been a particularly prominent part of our business. We currently refurbish approximately 100 properties per year for a district council. We also completed a kitchen refurbishment contract for a housing association, value £900,000 per annum over a five year period.
